Claiming back Stamp Duty?

Hi, not sure if this is the correct place to post this?

There is a really common mistake in two areas of Stamp Duty that 'normal' people make rather than professional landlords.

One is paying a 3% Stamp Duty surcharge on a 2nd (buy to let) property that is not fit for human habitation. If the property is purchased in the last 4 years then you can claim this back either yourself or using a company like stampdutyrebates If you want to know what qualifies check out the sites blogs but basically things like damp/mould/needs new roof/poor electrics/no kitchen or bathroom etc.

The second is were the sale of your own property sale falls through however you still move ahead and purchase your new home. You have to pay a 3% surcharge BUT this can be clawed back IF you sell the original property within 3 years. Again this can be done with or without using an FCA regulated company or solicitor.

If you or someone you know was in this situation steer them towards researching Stamp Duty Rebates as there is an estimated 10 BILLION sat unclaimed that will expire in 4 years. Hope this is useful information and Good Luck!
