Has anyone done this or been through the process?

Our house and those on the left-hand side of us appear to be band B
Those on the left-hand side of us are band A

Has anyone on here complained to the powers that be and got a lower rebranding and then a refund of the money they've paid since they have lived there?

Is it worth the hassle of cleaning up dog-shit from your door mat every morning when all your neighbours have their council tax increased and take to posting their dog eggs through your letterbox?

Ive just looked into this - as I'm on a high council tax band compared to neighbours but checked the house valuation price in 1991 and to now (nationwide has a tool) and according to that im in correct branding - just. I don't know whether to try through.

You live in a 3 bedroom house, you won't be a band A..! I know you live up north but still.... I'd look up some other streets on Rightmove and what not near by and see what banding they are.

But the houses next to me on the same street are band A and are 3-4 bedroom houses!

We're a band C, next door to the left are a B and the right are an A. It's not just bedrooms, it's also house value.

We're a 4 bed new so a C
Next door (L) are a 2 bed new build whereas next door (R) are a 3 bed council. So, even though R have more rooms they pay less than L because of their value.

I just became a student so I didn't need to pay it anymore ;)

You live in a 3 bedroom house, you won't be a band A..! I know you live up north but still.... I'd look up some other streets on Rightmove and what not near by and see what banding they are.
I used to live in a 3 bed house which was band A.

Currently in a band C but as it's massive I won't try my luck!

I feel like I'm paying too much but the properties around here are all different with varying amounts of land and my house hadn't been on the market since it was built in 1973 until I bought it last year, so its very hard to know how they assessed its band back when council tax started.

Crikey for band F you must be paying out a ton of money each month!! Think it's worth a reband application?

Yes, but I don't really have any evidence to submit to them other than I don't think I should be paying this much. Not sure they'll accept that as enough to apply.

Do you have any neighbours?

If you go on here and get the price of a house that's sold https://www.zoopla.co.uk/house-prices/

Then go here

And put the details into the 'Now find out what it was worth in 1991' box it should give you evidence

Only a 3 bed bungalow. I have 2 acres of land and everyone around here has varying amounts of land which makes it difficult to gauge the value of their property as you don't actually know what land they have with their houses. Other people seem to be in anything from band C to Band G

We have 13 houses in our road and most of us are band B and 1 is band A. We - most of the other houses - regularly get letters from companies claiming they can get ours reduced. What they don't point out is that the one in Band A is a terrace the rest of us are semis.

Sounds like you need to appeal. Apply to your Regional Valuation Office to launch an appeal. Use the .gov.uk site & click on - Contact VAO. Just follow the links
