Thoughts on 5% deposits

I couldn't find a thread on this topic, so decide to make my own.
I just wanted to know your guy's thoughts on potential buyers having access to up to 95% LTV mortgages.
Is it a good idea?

I got my mortgate back in the old days when this was common. It worked okay for me even though the interest rates back then were huge compared to now. The key thing though is to make sure that the mortgage payment itself is not too much of your monthly income and you've built in a safety margin in case of rates suddenly going sharply up. I did. Do that and you should be all right. Don't and probably not so much.
